General Handyman Responsibilities – Apartment Complex Pay is 65.00 dollars per hour
3 to 4 days per week 8 to 10 hours per day!
1. Routine Maintenance & Repairs
Perform minor plumbing repairs (leaky faucets, clogged drains, running toilets)
Conduct basic electrical work (replace light fixtures, outlets, switches, bulbs)
Repair drywall, patch holes, and perform touch-up painting
Fix doors, locks, hinges, and door closers
Repair or replace flooring (vinyl, tile, minor carpet fixes)
Address general wear-and-tear issues in units and common areas
2. Preventative Maintenance
Conduct regular inspections of units and common areas
Replace HVAC filters and assist with basic HVAC upkeep
Check for leaks, mold, or structural issues
Maintain caulking and sealing in kitchens and bathrooms
Test smoke detectors and carbon monoxide detectors
Ensure proper operation of appliances (basic troubleshooting)
3. Unit Turnovers (Make-Ready)
Prepare vacant units for new tenants
Perform minor upgrades and repairs between tenants
Paint walls and perform cosmetic improvements
Replace fixtures, blinds, or damaged items
Ensure units meet cleanliness and safety standards
4. Grounds & Exterior Maintenance
Perform minor landscaping tasks (if applicable)
Maintain walkways, stairwells, and railings
Remove debris and ensure cleanliness of exterior areas
Assist with seasonal tasks (snow removal, salting, leaf cleanup)
Repair fences, gates, and exterior structures
5. Common Area Upkeep
Maintain hallways, lobbies, laundry rooms, and shared spaces
Replace lighting in common areas
Repair furniture or fixtures in shared spaces
Ensure cleanliness and functionality of amenities
6. Safety & Compliance
Identify and report safety hazards
Ensure compliance with local building codes and regulations
Assist with emergency repairs (water leaks, electrical issues, etc.)
Maintain proper signage and safety equipment
7. Work Order Management
Respond to maintenance requests in a timely manner
Prioritize urgent vs. non-urgent repairs
Document completed work and materials used
Communicate with property management regarding issues and updates
8. Inventory & Supplies
Maintain inventory of tools and maintenance supplies
Notify management of needed materials or replacements
Ensure proper storage of equipment and chemicals
9. Vendor Coordination (as needed)
Assist in coordinating with contractors for larger repairs
Provide access and oversight for third-party vendors
Report on vendor performance and completed work
10. General Support Duties
Assist property management with miscellaneous tasks
Help with minor installations (appliances, fixtures, signage)
Be available for on-call or emergency maintenance if required
