Our TI investment in this property was $550K.
The restaurant could not be built in 2025 for less than $700K due to a number of factors.

PIZZA OVEN: IL GRANDE
We built IL Grande, a one-of-a-kind custom refractory ceramic pizza oven in place: Capacity (9) 16" pizzas. The oven was designed and constructed by owner: and is widely known as a "Veraci Oven" - most likely the largest pizza oven in Washington State. Il Grande's walls 14" thick. The dome and bricks sit on a square 7' x 7' steel base.
Cook your pizzas on real kiln bricks----which are hard as stone and rated to 2200F. Cook time is around 2-3 minutes, sometimes less.
Il Grande is powered by a 93,000 btu - Natural Gas burner imported from Italy (Vamparoosa)---please see photos. Typical oven temps from 650F to 900F. Il Grande is massive: a sight-to-behold and pumps out the best pizza you can imagine at screaming cook times.
Why source, purchase, and stack expensive, hard-to-source fruit wood; produce mountains and mountains of ash-----and pay $400-$500 a chord?? Il Grande is fired with a push of a button and produces no ash.
