Digital Multi-Family Marketing Consultant (Part-time: 12 hours per week)
Position Overview:
The Marketing Consultant is responsible for driving occupancy, revenue growth, and brand visibility for the community through strategic marketing and effective leasing management. This role assists leasing activities, develops and executes property marketing strategies, and ensures positive resident and prospect experience. The ideal candidate is a strong leader who blends creativity with data-driven decision-making to maximize leasing performance, especially during slower leasing cycles.
Key Responsibilities
Marketing & Strategy
• Develop and implement innovative digital marketing plans tailored to the property’s leasing seasonality.
• Manage digital presence across social media, ILS (Internet Listing Services), and paid advertising platforms.
• Coordinate community outreach, resident referral programs, partnerships, and promotional events.
• Monitor market trends and competitor activity to ensure pricing and positioning remain competitive.
• Track KPIs and ROI for campaigns, adjusting strategies as needed to maximize effectiveness.
Leasing
• Ensure all leasing activities comply with Fair Housing laws and company policies.
• Provide daily/weekly performance reporting on traffic, conversions, and marketing results.
• Implement strategies to reduce vacancy and improve resident retention.
Resident Experience & Retention
• Collaborate with property management on renewal strategies and resident engagement initiatives.
• Ensure leasing team delivers exceptional customer service, both in-person and digitally.
• Create a positive and welcoming environment that enhances community reputation.
Leadership
• Partner with ownership, regional manager, and community managers to align marketing and leasing goals with property performance objectives.
Qualifications
• 2+ years of experience in property management, leasing, or marketing (management experience preferred).
• Strong knowledge of digital marketing, lead generation, and leasing technology platforms (Social Media, Yardi, Zillow, Apartments.com, etc.).
• Proven success in meeting or exceeding occupancy and revenue goals.
• Excellent communication and interpersonal skills.
• Strong organizational and problem-solving abilities.
• Knowledge of Fair Housing regulations required.
