Most homes of standard construction can be designed and drafted for as low as $5.00 per square foot for a full set of permit ready/builder ready plans ready to pass your building department plan review and obtain your permit.
This is a small fraction of the total construction budget, as most architects charge 10%-15% of the cost of construction for custom home design and plans.
With a 4000 ft.² custom home being built at $200 per square foot, that comes to $800,000. Standard architectural fees of 10% would come to $80,000.
With design fees of $5.00 per square foot for a 4000 ft.² home, the architectural fees come to just $20,000. There is no tax on architectural fees.
This is a very small portion of the total construction budget to get all of the design aesthetics and functionality of your new home right and fine tuned before construction, and to have a full set of construction plans properly prepared for all the trades to build it with.
My service also includes several sets of Preliminary floor plans and Preliminary three-dimensional exterior views to help evolve and refine the home design until you are happy with it before going into the drafting of the final construction documents.
A complete 20-25 page, (depending on the size of the house and the number of details needed), 24" x 36" plan set package of permit ready/builder ready construction documents ready to pass plan review and obtain your permit includes:
Site plan (from your survey)
General site notes and details
General Structural notes
Window and door schedules
Main floor plan
Upper floor plan
Third floor plan if applicable
Basement floor plan if applicable
Kitchen Cabinet elevations
Floor framing plans
Roof framing plan
Foundation details, Wall details, Roof details, Stair details and Deck details.
