Up for rent is one room in a house in downtown Redmond. Fantastic location, close to three transit centers, including a light rail station. Close to Marymoor Park and Anderson Park. Some great restaurants nearby. Avoid the slog from a long commute.
Why is the rent so cheap for such a great location? The downside is that my house is old, built in the 1930's. It is drafty and a bit worn out. The rooms are private but you share the rest of the house with a bunch of working class guys. Term is month to month, so if you find out that you don't like room or roommates, or vise versa, we are not locked into a long term lease.
To sum up: affordable rent, great location, but old house and you are sharing bathroom with 4 other dudes. Some of us have odd hours for shifts, so no lines for the shower in the mornings.
How this will work:
First, schedule a tour to look to make sure you like the house, room, and roommates. Then do the background check, you pay Transunion directly. They are one of the big 5 credit agencies, they will email me all the info they got on you. I will provide you a copy if you want. You can also ask for a free credit report from them.
If you pass the background check, we will meet at your bank or my bank to sign a notarized rental agreement. I accept payment in the form of cashier's check or cash. I will need to see you buy the cashier's check from your bank. Your 2nd month will be prorated.
Qualifications:
1) Must pass Transunion Smartmove background check. (~$41.99 nonrefundable, you pay them not me)
2) Must have drivers license or equivalent state issued picture ID.
3) No criminal record for the last 10 years or the maximum allowed by law.
4) No eviction record.
5) Proof of income.
6) Decent credit score.
Terms:
1) $800 per month.
2) Security and damage deposit is one month's rent up front.
3) Utilities included (water, power, and sewer).
4) Internet and cable not included. You can make separate deal to use roommate's wifi.
5) Cats okay. Pets are tenant's responsibility. You and your pet must get along with our current dog and cat.
6) Off street parking for 1 car included. You can pay extra for more parking.
7) Shared bathroom, kitchen/dining room, and washer/dryer in basement.
FAQ:
1) Call for my address to schedule a tour and to do a meet and greet with roommates.
2) In terms of cash, you need: $41.99 (background check) + $800 (first months rent) + $800 (last month's rent) + $800 (damage/security deposit) = $2,441.99
3) I am not section 8 approved.
4) If I approve and at your own risk, you can store stuff out of the way in common areas or basement in bins. The basement is wet after big rainstorms, so don't store stuff that can get water damaged down there. LL not responsible for your stuff. Tenant's insurance is pretty cheap, like the price of a coffee per month. I recommend it.
