We seek excellent Apartment Resident Manager teams for our apartments. Properties range from 16 units to 24 units. You would report to the Office Manager.
Apartment Resident Manager will ensure that the property is clean and tidy, collect rents, keep abreast of market rents and competition, make minor repairs and maintenance, and promote excellent customer relationship with tenants, and renting units.
These are opportunities for two-person team living on site. One member of the team must be in a position to respond to emergencies 24/7.
Your Responsibilities shall include
Marketing: List vacant units on Craigslist.com, show units to prospective tenants, collect deposits, and finalize the details of each lease.
General repairs and maintenance in apartment building: Includes grounds keeping, planting flowers in the summer, and general cleaning of common areas year round. Purchase needed supplies for building and for general repairs.
Collection and reconciliation of rents.
Understand and follow guidelines of the Fair Housing Act and Landlord Tenant Laws, including issuing notices to tenants and taking rental applications.
Budgeting & negotiation skills: Assist Office Manager and work with vendors like plumbers, electricians, carpet vendors, general contractors, controlling costs while ensuring good service to the tenants. Be present when contractor performs repairs in building or in resident units.
Communication skills: Work with the bookkeeper regarding invoices and rents.
Skills needed are
Prior experience as a resident manager is a must.
Maintenance and trouble-shooting skills is a must.
Strong organizational skills.
Cash handling experience/working with budget guidelines.
Computer skills: MS Office, ability to communicate with email.
You must have a vehicle, a computer, a cell phone with local area code, scanner, printer, camera, fax machine and basic tools.
This is a part-time job, but you must be available for emergencies.
Compensation - Each team will receive a monthly rent credit calculated at $35 per unit. Your compensation amount can be applied towards rent to any unit in the building. Apartment rents range from $895 and up. Repairs outside of basic duties are paid at $12.50 per hour, subject to prior approval of Office Manager.
