PROPERTY MANAGER:
* 2 to 5 years of previous "Property Management" experience is *required*.
* Leasing will be an integral part of the job.
* Must be able to accept and follow company procedures and have a full understanding of Fair housing and landlord tenant law.
* Reliable transportation required. Must pass employment and background screening .
* Must be highly motivated, independent, innovative and able to work directly with owners, tenants and vendors via phone, email and in person.
* Prepare and update daily all necessary advertising/marketing.
* Maintain tenant files, process AP and AR. Property Management Computer software experience *required*.
* Customer Service and resident retention ideas and programs will be a part of your daily function.
* Collect rents timely and serve 3 day, 10, days, 20 days, NSF notices etc..
* Must maintain a professional appearance.
* Prepare weekly/monthly reports to meet deadlines.
* Attend necessary meetings.
* Process move in and move out interviews, pet interviews and tenant screening.
* Background testing is mandatory.
* Salary is base plus commission. Rent discount offered if on site living is desired. Must be available to work weekend.

MAINTENANCE:
* Must have at least two years prior experience as a maintenance tech or supervisor in apartment industry.
* Position requires you to have reliable vehicle, valid driver’s license and good driving record. Background testing is mandatory.
* Must Provide Own Tools.
* Must be proficiant in finishing numerous service requests, unit turns, complete punch list items daily.
* Skills in plumbing, appliance repair, electrical, drywall repair / Painting, basic carpentry, rekeying and replacing locks.
* Pool maintenance, chemical balancing and testing is required.
* Property Curb appeal, Trash area upkeep and knowledge of trash compactors necessary.
* Must be a good communicator and have a positive attitude to work with co workers and residents.
* Must be able to meet physical requirements of the job.
* Must be available for on-call emergencies on rotating schedule.
* Must maintain professional appearance.
* On site residency is optional and preferrable but not a requirement of the position.
* Salary is base plus performance and move in bonuses.
