SUMMARY: Resident Manager is responsible for all phases of operation of assigned property(ies), under the supervision of the Property Supervisor and  President and for the direction and use of available resources to ensure that property is maintained at all times in good physical condition with a stabilized fiscal operation. <br>
<br>
ESSENTIAL DUTIES AND RESPONSIBILITIES include, but are not limited to the following: (These and other duties may be assigned in accordance with the company policy under the direction of the Property Supervisor and Vice President, responsible for hiring/training/performance/termination of any staff assigned to property.) <br>
<br>
• Establish daily schedules to provide adequate coverage for office, maintenance, and on call emergency needs. <br>
<br>
• Maintain the building interior and exterior in good condition including maintenance and all janitorial duties. <br>
<br>
• Maintain accurate records, including resident files (computer and hard copy), personnel, payroll, inventory and accounting files. <br>
<br>
• Bank deposits and company reporting in accordance with company policy. <br>
<br>
• Ensure maximum occupancy, and maximum Net Operating Income. <br>
<br>
• Maintain on site and off-site advertising and marketing. <br>
<br>
• Process rental applications, working with screening service to ensure accurate reporting and confidentiality of applicant information. <br>
<br>
• Proper and timely collection of rents and handling of delinquent accounts. <br>
<br>
• Oversee all details of move-ins and move outs, giving special attention to apartment inspection reports, monitoring for timely completion, accurate charges, and timely scheduling for preparing vacant units for occupancy. <br>
<br>
• Effectively communicate with residents to develop and maintain quality rapport. <br>
<br>
• Report accidents and emergency situations to the Property Supervisor or President and main office in timely manner and prepare proper reports. <br>
<br>
• Continually inspect property (including grounds) to ensure quality standards, and the safe and working condition of properties, noting any improvements, recording deficiencies and taking necessary action (self repair/outside contractor) within budget constraints. <br>
<br>
• Assessment and repair of (or recommendation to repair) building(s), equipment, fixtures, machinery and major appliances. <br>
<br>
• Perform light maintenance, building janitorial and apartment turn cleans as directed by Property Supervisor. <br>
<br>
• Supervise outside contractors working on property. <br>
<br>
• Assist with developing and implementing property budget. Ensure maintenance of all necessary records for financial transactions of the property. <br>
<br>
• Perform other duties as may be assigned by management from time to time. <br>
<br>
SUPERVISORY RESPONSIBILITIES - Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. <br>

<p>The <strong>Senior Real Estate Analyst</strong> will be relied on to protect and improve the financial performance of each Emeritus entity by providing support to corporate management and field personnel. The successful candidate will work with the Seattle office staff and executive management to continuously improve the accuracy, reasonableness and timeliness of the planning, budgeting and performance monitoring processes. This position has a heavy real estate emphasis with focus on analysis of acquisitions, dispositions and financings.</p>

<p>Essential Functions:<br>
- Act as Project Manager on projects of varying size and complexity.<br>
- Collaborate with senior management to jointly ensure viability of acquisition target.<br>
- Work with Corporate Development to process and monitor market opportunities, including coordinating with Legal, Licensing, Operations and outside parties to complete all activities needed to close the transaction.<br>
- Perform market studies on subject properties as needed.<br>
- Provide leadership and/or assistance on projects of various size, complexity and priority.<br>
- Provide planning, forecasting and analytical support on real estate transactions to corporate staff, field personnel and all levels of management.<br>
- Facilitate community plan and budget preparation.<br>
- Perform Profit &amp; Loss analysis/identification and problem resolution.<br>
- Work closely with internal and external accounting professionals to structure transactions for the appropriate accounting treatment.<br>
- Provide information to lending institutions and REITS as required.<br>
- Provide leadership on financing and underwriting activities to fund projects and acquisitions.<br>
- Provide reporting to senior management on various reporting and analysis projects.<br>
- Develop and refine analysis templates to enhance presentation of department projects.</p>

<p>Requirements:<br>
- BA in Business, with emphasis on Finance or Accounting.<br>
- Background in commercial real estate and transactions.<br>
- Familiarity with loan documentation and the underwriting process.<br>
- Strong understanding of how to manage financial data in Excel.<br>
- Excellent written, verbal and interpersonal communication skills with the ability to communicate effectively at all levels of the organization. <br>
- Strong internal and external customer service skills.<br>
- Ability to work with financial and accounting data.<br>
- Ability to analyze, negotiate and solve problems, and the ability to handle multiple projects simultaneously.<br>
- Ability to meet new challenges with an open mind and an optimistic response, as well as take initiative by anticipating client needs and completing assignments without request or direction.<br>
